How to Prepare for Your Home Inspection

1. After an offer has been made on a home, there are typically 5 business days to have a home inspection done. During those 5 days, any additional testing should be done including testing for radon.

2. After scheduling the inspection, be sure to let all parties involved know of the date and time. This includes the realtors, current homeowners and/or tenants.

3. Verify with the realtors that all utilities will be on for the home inspection including gas, electric, water and pilot lights.

4. Allow anywhere between 1 1/2 to 3 hours for the inspection. Length of time depends on size, age and condition of the home or property.

5. Ask questions. This is a good time to ask the inspector questions about the home.

6. Consider testing for radon. Since the radon test lasts 48 hours, this is a good time to have it done and still remain in the 5 day window.

7. After the inspection, a report will be sent via email within 24 hours of the inspection. The report can also be sent by fax or as a hard copy through the mail.

8. Make sure to read through the home inspection report. This report contains important information about the property.
