What to Do When Your Home is Being Inspected

 1. Be aware of the day and time the inspection has been scheduled for. Staying in touch with your realtor will be helpful for knowing this information.

2. If a multi unit building is being inspected, please make sure all tenants are aware of the day and time of the inspection. Advise them on the following items listed so they can be prepared to have their unit tested.

3. Tidy up. Clear away anything that may be blocking attic accesses, crawl spaces, electric panels, furnaces, water heaters and sump pumps. If these things are not accessible during the inspection, the inspector may need to return causing a delay in time for you and the buyer.

4. Make sure all utilities are on and working. This includes gas, electric and water. Make sure any pilot lights are lit as well.

5. Although we love dogs, please make sure pets are somewhere safe as we are going in and out of doors, going up and down ladders and stairs so better to keep everyone safe!

6. Have available any keys or garage door openers for any outdoor structures or detached garages.

7. Any appliances that are negotiated into the contract will be tested. This includes the stove, oven, dishwasher,refrigerator, garbage disposal, clothes washer and clothes dryer. Make sure these items are accessible and ready for testing.

8. The inspection will take 1 1/2 to 3 hours depending on the size, age and condition of the home.
